First, make sure the joint or rebate is clean, dry and sound.

Next, cut the nozzle to suit the gap and gun the mastic into the joint, bedding frames or pointing as required.

Then tool the surface to shed water and give a neat finish. It stays flexible and weather resistant as it cures.

Finally, keep it to its traditional pointing, glazing and general exterior sealing role. For a modern flexible sealant with higher movement, use a silicone such as Ulti-Mate.

What is building mastic used for?

How is it different from a silicone?

Build-Mate is a traditional oil-based mastic for pointing and glazing. A silicone such as Ulti-Mate flexes more and resists water better. Use mastic for traditional pointing, silicone for high-movement or wet joints.

Can I paint over it?

Oil-based mastics skin over but stay soft underneath for a long time, so painting is not recommended until well cured. For a paintable joint use a decorators caulk such as No Crack.

Single or box of 12?

Buy one cartridge for a small repair, or the trade box of 12 for a larger pointing or glazing job.
